Please refer below, our Standard Operating Procedures (SOPs) for the eviction purpose:


• Notice of Demand will be issued by 14 days overdue rent (1 day after the due date will be counted as 1st day of overdue). The tenant will have 7 days to make a payment or need to move out upon 21 days overdue rent - VIA email & WhatsApp


• 21 days overdue rent (Tenant needs to move out. Speedhome to assist the landlord for claim action after the tenant has completely vacated the unit). Landlords may proceed to block all access cards & lower down water pressure (Turn to absolute minimum but not cut off) by calling/emailing building management on 21st day before 12pm.


• 21 - 60 days overdue rent (Tenant need to move out. Speedhome to assist the landlord for claim action after the tenant has moved out).

• 61 days overdue rent (Legal Action to be taken against tenant due to not moving out).

Speedhome will absorb the costs to initiate a court order.


If the tenant is still not cooperating:

Speedhome will activate the ground team to visit the unit depending on the situation & ground team availability (COVERAGE AREA IS LIMITED TO KLANG VALLEY AREA ONLY).

Landlords may proceed to visit the unit if the area is not covered by the Speedhome ground team.


*We shall keep you informed if there is any substantial information/progress that we manage to obtain from the tenant. Otherwise, we will make every effort to keep you updated every 3 working days
